This project is comprised of 8 apartment buildings, four stories in height, containing 397 individual apartment units. There are thirteen unique apartment unit layouts. The buildings are constructed of wood-framing and were clad with a combination of brick, vinyl siding, and polyvinyl chloride paneling. Fiberglass composition asphalt shingle roofing is installed on all buildings in the community and roof drainage is collected by aluminum gutters and leaders. Individual unit entry is either through a common interior hallway or by ground level cast in place concrete steps and landings. Construction began October 13, 2003 and the overall construction was completed on October 11, 2006.
Berman & Wright performed an independent analysis of the numerous impacts on the project and provided interior and exterior site investigations of the properties, analysis of project records, litigation support assessment of liability and entitlement regarding numerous design and construction issues, and assessment of the final project value and damages. Litigation support is currently ongoing.
